Terms and Conditions

We are thrilled that you have chosen one of our condos to rent for your vacation. We take pride in ensuring that your vacation home is ready for your arrival to give you the most pleasant and relaxing visit. If there is anything we can do to ensure your vacation is even more spectacular than you hoped, please let us know. We want to ensure your vacation is everything you envisioned and more, so you will come back year after year and become part of our growing family.

INITIAL PAYMENT:

Payment of deposit and this contract shall be deemed as a binding agreement

By agreeing to rent one of our units you are agreeing to the terms and conditions below. Please read carefully.

1.) Responsible adult over age of 25 years renting property is present entire stay. There will be an additional charge of $50.00 per person per night for any additional unapproved overnight visitors as well as any charges made to the Owner by Association for over occupancy charges.

2.) Please follow check-out instructions in binder … Check in is 4:00 pm / Check out is at 10:00 am (unless otherwise arranged prior to check-in). Late checkout will result in loss of deposit.

3.) No damage or loss to building, furniture, fixtures, or appliances. All charges will be based on the Move out inspection. Do not move the furniture.

4.) Please pay attention to the Pool Rules posted. Children under age 12 must always be accompanied by an adult. NO LOUD music is allowed at the pool. Quiet Hours 10 pm to 7 am

5.) If using the grill, please clean the grill and surrounding area after use.

6.) The number of occupants does not exceed the rental unit amount allowed and stated in the contract.

7.) All our rentals are non-smoking. By agreeing to the terms and conditions, you are stating that you will not smoke in our vacation rentals or in the communal areas. Loss of deposit if evidence of smoke is found after check-out.

8.) No boats, trailers or golf carts are to be parked at our rental properties.

9.) Leave all keys, FOBs, tags, and parking passes on the table. There is a charge for each lost key, fob, or ID Tag/Bracelet of $50.00.

10.) Please return all beach chairs, and beach towels to the unit. Do not leave any items at the pool or outside the unit. Any missing beach items will result in a charge deducted from the security deposit. Please notify management of broken chairs. Please rinse off chairs before bringing them into the unit.

11.) Any kitchen items left behind for the cleaners to clean will result in a charge deducted from security deposit. Additional cleaning fee of $250.00 will be taken if the unit is left in an unacceptable condition after check-out.

12.) Comforters, shams etc. are to be folded down and removed from beds before use. Keep beds turned down that have been slept in, remove all dirty linens, place it on the floor next to the bed. Leave additional dirty towels with linens on the floor.

13.) Close and lock all outside doors and windows and shades. Turn off lights, turn thermostat down to 60 degrees in winter and up to 78 degrees in summer months.

14.) When AC unit is on, please keep all windows and doors closed. Leave AC Fan on Auto Setting, ALWAYS. If Fan is put on continuous mode, then AC unit will shut down, if technician is called, a service call fee may be deducted from security/damage deposit.

15.) No Pets unless authorized by the Owners and the Association in advance.

16.) For your safety please always keep the back stairwell door closed and always locked. Any common area access doors must remain closed and locked at all times.

17.) DO NOT FLUSH: Baby or cleaning wipes (even if package says ok to flush); Feminine Hygiene Products; paper towels or trash of any kind. Please FLUSH TOILET PAPER ONLY….

If toilet needs to be snaked by a professional, the fee will be deducted from your security deposit…..

Cancellation Policy:

In the event that you must cancel your reservation, please be aware that the cancellation must occur at least 60 days prior to arrival date. If cancellation occurs 60 days or more prior to arrival date you will receive a refund of what you have paid minus a cancellation fee of $200.00. There will be no refund for early departure unless authorities request mandatory hurricane evacuation. Vacation Insurance is recommended. Please let us know if you would like travel insurance added to your reservation.

Liability / Damage Responsibility:

The Renter shall notify Waterfront Beach Rentals in writing if they become aware that the condition of the Property or any part of the Property requires any repairs. Renters will be financially responsible for any damage to any property belonging to the Owner from fire, water, or casualty caused by the Renters negligence. Renter agrees to hold Owner and Waterfront Beach Rentals harmless from all claims of loss or damages to the property, and on injury or death to persons caused by the intentional acts or negligence of the Renters, this applies to Renters guests or invitees or anyone else on the premises with the Renters consent. Payment for repairs will be due within 7 days of the incident.

Except as provided by Florida law: (I) Owner and Waterfront Beach Rentals shall not be liable for personal injury or damages or loss of Tenants personal property from theft, vandalism, fire, or any other causes whatsoever. Renters expressly absolve Owner and Waterfront Beach Rentals from all water damage caused by pipes, or storms. In no event will Owner or Waterfront Beach Rentals be responsible for any compensation due to annoyance, or inconvenience for loss of use due to a casualty which occurs on the premises. This also applies to any damage to any vehicles, boats or other equipment Renters might have brought with them. If an issue develops with the unit that was rented to the renters, and that cannot be resolved in 48 hours, Waterfront Beach Rentals will make every effort to find a suitable replacement for the Renters but will not be held liable for any further compensation.

Indemnity:

Neither the Agent nor the Owner shall have any personal liability with respect to the violation of any laws, ordinances, orders, or other requirements affecting the Property. To the full extent permitted by law the Renter understands that they are renting at their own risk, The Agent nor the Owner will be held liable for any negligent acts and will be held harmless from all loss, damage, or expense, including litigation costs and attorney’s fees arising from any liability or claim. Neither Agent nor Owner assumes any liability whatsoever for any acts of omission or any liability for any failure to perform. Nor does the Agent or Owner assume any liability for

previously unknown violations of environmental issues or other regulations which may become known during the period this Agreement is in effect.

Sale/ Removal from Rental Pool:

In the event the Landlord decides to sell the Unit, or the unit is removed from the rental pool for any other reason, the Agent will use its best efforts to try to place the tenant in a comparable unit. If the Agent is unable to do so there will be a full return of the deposit.
